Real Estate Market Conditions - Apollo Beach, Brandon, Dover, Lithia, Plant City, Riverview, Ruskin, Seffner, Valrico and Thonotosassa
This is the first of my market condition reports. Because it takes a long time to prepare, for now it’s limited to East Hillsborough - Apollo Beach, Brandon, Seffner, Valrico, Riverview, Ruskin, Plant City, Lithia, Dover and Thonotosassa. This report shows how many single homes are currently for sale, how many homes went under contract in the last 30 days (pending sales) and how many months will take to sell the existing supply of homes if no new listings come to market. It measures supply and demand. I believe that this is the best way to determine the health of the real estate market. Sellers and buyers should be aware of these numbers because it affects how a home should be priced as well as where the market is heading (important for new construction.) Summary for East Hillsborough
For single family homes priced below 250K Plant City and Ruskin have the lowest inventory levels 6.5 and 6.7 months. In the 250-350K price range Dover, Thonotosassa have only 7.6 months supply followed by Brandon and Seffner with 10 months. In the 350-500K and 500K and up price range Lithia and Valrico have the best inventory levels.
Price range: Max 250K - 1494 homes for sale; 155 sold; 9.64 months to sell all existing inventory.
Price range: 250K-350K - 1227 single family homes for sale; 82 sold; 15 months to sell all existing inventory.
Price range: 350K-500K – 707 homes for sale; 40 sold; 18 months to sell existing inventory
Price range: 500K and up – 541 homes for sale; 19 sold; 27 months to sell existing inventory
This report reflects only sales of existing homes.
