The value of the MLS is the exposure that it gives to a listing. MLS feeds most the major property sites. When a new buyer starts to look for a home, his/her realtor usually creates a search in the MLS that sends to this buyer all new listings that come to the market.  In the Tampa Bay area there are close to 10,000 realtors subscribing to the MLS. If your property is not in the MLS, it is not visible to most buyers.

In order to explain clearly our services we need to explain how the MLS (multiple listing service) works for those who are not familiar with it. Thousands of realtors from all brokerages enter their listings in the MLS and the listings from the MLS are automatically pulled to other websites such as Realtor.com, Trulia.com, Zillow.com, Yahoo.com and many others.  The MLS is in fact an electronic depository of listings where the agents are offering compensation to other agents if they help them sell the listing.  

 

When a listing is entered in the MLS, the listing agent is required to enter the compensation (in dollar amount or percentage of the selling price) he/she will give to a cooperating agent (from another brokerage or his/her own brokerage). There is no mandatory level of compensation. In theory you can enter $1, however the willingness of other agents to show your property will be limited.

 

In every transaction there is a listing agent and a selling agent.

The listing agent is the one that lists the property in the MLS and the one who offers the compensation to the other agents in the MLS.

The selling agent is the one who brings the buyer. In some cases (usually only 20%), the listing agent is also the selling agent. In this case he/she gets to keep both sides of the commission.

 

You have to decide on the compensation that is entered in the MLS for selling agents. With the MLS Listing if we find a buyer we will get paid the compensation you decide to give to the selling agent. If someone else brings you a buyer we get paid nothing.If you find a buyer we get paid nothing.

 

With this listing you will be responsible to answer call for showings from agents, install a sign on your property, a lockbox.  You need to provide us with min of 2 photos of the property (see instructions for taking good photos) we will not represent you in the transaction or be involved in any way in coordinating the transaction, unless you add the transaction coordinators package.
