| BPO is not an appraisal of the market value of the property. If an appraisal is desired, the
services of a licensed or certified appraiser must be obtained. Broker Price Opinion or BPO is used by the banks or by sellers who want an opinion of the value of a property. The benefit of informal independent opinion is that it is impartial. We will not misrepresent the value of your property in order to get the listing because we are paid for most of our services upfront. We offer three types of BPO in Hillsborough, Pinellas and Pasco county: - Drive by $50 – we take three outside photos
- Interior $75 - we take three outside photos plus photos of the kitchen, living room, main bathroom, master bedroom, another room
Interior BPO gives a more accurate price opinion because we are able to view the condition of the property inside and take inside photos. We follow the Guidelines and Standards created by the National Association of BPO professionals when creating the Broker Price Opinion. We compare three comparable properties for sale, three comparable pending sales and three sold properties. Without going into details about the process when, we look at comparable properties we look for properties that have similar: - Location
- Size
- Age
- Physical characteristics
- Views
- Time of sale for sold
- Type of financing and concessions for sold properties
We also look at: - Non-conforming features
- Upgrade
- Damage/deferred maintenance
- Renovations/construction
- Functional obsolescence
- External obsolescence
- Market conditions
